Ventura County-Flood
Maps/Levees
Flood Maps are
changing or have been changed throughout Ventura County.
More
recently you may have read about the Oxnard
Plain and its newly drafted flood maps SCR-1, River Park Levee and SCR-3, River
Ridge-Victoria Estate-South Bank Neighborhoods). Please
be aware that other cities have or will also be facing
possible changes. (www.fillmoreca.con/fema.htm) The following information is to help you as
REALTORS® know where to get the most up to date information
for your clients and in some cases for
yourselves.
Detailed digital
flood hazard maps are nearing completion. The new maps
reflect current flood risks and areas of recent growth and
replace maps that are out of date. Property owners will
have up-to-date, reliable, Internet-accessible information
about their flood risk—on a property-by-property basis. There
are different risk areas and the flood maps refer to the areas
as high, medium or low risk as “flood hazard zones” and the
zones of highest risk as “Special Flood Hazard
Areas.”
As
Realtors® you will need to make buyers aware of possible
changes in their flood risk status as well as the flood
insurance requirements associated with a property. Flood
insurance is mandatory and is required for most mortgage
holders. (If the lender is a federally regulated lender [FHA]
as well as Government Sponsored Enterprises—Freddie Mac and
Fannie Mae) Current rates are lower if purchased before
December 31, 2009, after that the rates will be $1800 per year
for residential—flood insurance rates are the same from all
insurance carriers.
